The City of Gardiner, located at the southern end of Kennebec County, is an urban and commercial center. The Kennebec River forms the eastern boundary of the city and of its commercial and residential downtown.

U.S. 201 is a major commercial corridor, and connects with an interchange on I-95 at the southern end of the city. The city covers 16 square miles and is only 6 miles south of the state capital of Augusta.

Gardiner's already vibrant and diverse downtown shopping district is getting even better, thanks to a well coordinated and intense revitalization effort that is adding more businesses and beautifying the area, while retaining the original historic setting. The downtown features many eclectic "niche" shops, a major supermarket, service stations, banks, drug stores, professional offices and more-all centrally located.

In 2001, Gardiner was declared a Main Street community, substantiating its commitment to a vibrant and useful downtown. Gardiner now has a downtown manager, whose sole responsibility is to oversee, promote, and maintain the downtown area.

Gardiner has been very successful in attracting new business to the city through a strategic and aggressive marketing campaign. Gardiner's Libby Hill Business Park, completed in 2000, boasts a 70% occupancy rate. Libby Hill is strategically located off Exit 27 on Interstate 95 and Route 201, two major transportation arteries in the state. The park was designed with today's modern technology and communication needs in mind. Our park has developed a strategic alliance with the local school system, one of the most technologically advanced in the state.
