Falls Township is located in Lower Bucks County, and is an area long and rich in history. The most important factor in the development of the Township is its association with transportation: the Delaware River, the Delaware Canal, the railroads, and highways.

Falls Township is a community filled with treasures including: Pennsbury Manor, a re-creation of William Penn's country home at its historic location on the Delaware River. Fallsington, a village which consists of over 90 historic buildings from the 17th, 18th and 19th century. Three Arches, built in 1712, the historical home of John and Mary Sotcher who worked at Penn's estate in the early 1700's.

For recreation you can't go wrong with Oxford Valley Park, a 153-acre park owned by Bucks County including a 9-hole golf course, a 50-meter swimming pool, a small lake and bike,/pedestrian paths. Falls Township is also adjacent to Sesame Place, an Anheuser-Busch Amusement Park, located on Oxford Valley Road in Langhorne.

Falls Township's economic development has been very much influenced by its geographic location. Its location along the Delaware River has made it a very attractive area for industry. Proximity to Philadelphia and Trenton have made it very good for local businesses.

It also has historically been a resource supply satellite with a small residential population to the City of Philadelphia until World War II when Levittown - a "New Town" - was constructed. At this time around 4,000 affordable homes were constructed in Falls Township alone, and it became a predominantly residential commuter community, a suburb of Philadelphia and Trenton, and an exurb of New York City whose greatest salable resource was now its labor force.

This "instant" population has required many services and amenities, many of which were planned for as part of the integral design of Fall Township. Parks and schools were designed for every neighborhood. It was this forethought that has made the quality of living in this section of Falls Township so high and has lain the foundation for the creation and expansion of more community facilities.

Homes here still tend to be very reasonably priced with the average home selling for $65,000. Rentals of different sizes are available, as well as apartments, condos, duplexes and even multi-family homes.

In the past, Falls Township was home to various industries, most notably Fairless Works, a steel industry. The industries were able to utilize many workers and this attracted a large "blue collar" labor force. Combined with the fact that there was moderately priced housing, the industrial growth attracted much of the population that is still in Falls Township today.

Today, with the "suburbanization of business" in the New York and Philadelphia metropolitan area, Falls Township is slowly shedding its label as a suburban community and once again is characterized as self-sufficient.

This is a town that has undergone many changes, and yet has remained strong through them all. If you are looking for a place where you can work and live, then Falls Township should be your first choice, with its good school system and many opportunities to buy a reasonably priced home.
