Middletown Township, Pennsylvania
Middletown has a large mix of housing construction and time periods, which range from the fifties to 2006. Almost all the development that occurred in the fifties were the Levittown sections. Housing ranges from cheap single-family housing to exorbitant single-family living, townhomes, condos, assisted living, apartment complexes, deluxe apartment complexes, and 55+ housing. There are no trailer parks in Middletown. However there are a handful of homes constructed before 1950, even a few dating back to the 1700s, however they are individual homes and scattered, due to Levittown being the first planned development. The most significant area with scattered housing periods is the area of Parkland. Houses date from every decade of the twentieth century, and the 21st. Parkland has the lowest land value and family incomes than any other area of Middletown.
Many sections of Levittown, Pennsylvania, are located in the southern end of the township. The municipality surrounds the boroughs of Langhorne, Langhorne Manor, Penndel and Hulmeville; much of the township beyond Levittown uses Langhorne, Pennsylvania as a mailing address.
New neighborhoods continue to be built, and the population is expected to grow more rapidly than the national average as it has for the past decades. Much of Middletown is prosperous, and close to 48% of the homes in the township are priced over $500,000.[citation needed] The township is served by the award-winning Neshaminy School District
Behind all this surburban growth, two fairly large farms remain close to the Oxford Valley Mall. Styers Orchards in Middletown and Shadybrook Farms in Lower Makefield. Styers, smaller than Shadybrook, however hasen't sold any land for development, which Shadybrook did in 2003. The farm is protected by the state and offers a large farm market, and many acres of pumpkins and apple orchards. The township has taken many steps in preserving land, and many acres have been.
The township also has a country club, Middletown Country Club. The country club has six golf courses, a swimming pool, banquet hall, bar, and conference rooms. There used to be an upscale restaurant in the main building, but closed a few years ago. However, the country club was sold to a new owner which says the restaurant will reopen after renovations.
Also located within the township is Core Creek Park, a large county park. It contains Lake Luxembourgh, a sprawling lake made in the seventies. Located next to the park, is the award-winning St. Mary's Hospital. The township also has acres of protected woods, the largest being the woods behind Neshaminy High School. The Neshaminy Creek flows through these woods.
The township is home to headquarters of various corporations, however the largest by far will be that of Toll Brothers, which will be starting construction of their new headquarters across from the Oxford Valley Mall.
Middletown Township is home to a large senior citizen population, as a number of 55+ communities, which include condos, townhouses, individual homes, and nursing homes, have all been constructed in the past few years. Middletown's median age is one of the highest in the county, being almost forty. Also the township, like most of the region, is experiencing rapid growth in diversity. Much of this growth is contributed to Asian immigration, most notably of Indian and Korean descent. Also the Levittown sections are seeing a surge in Hispanics and African Americans.
The Oxford Valley Mall, Sesame Place (an amusement park), and a strip of retail businesses along Business U.S. Route 1 have increased traffic congestion and other problems associated with development in recent years, and represent a challenge for planners and local officials.
